Very nice, Colin. You’ll enjoy that  :)

I’m sure Giles will be able to give you some extension advice, when you decide you need a bit more room around the table  lol

Looks great.

Depending upon which direction your garden faces, you might want to consider some blinds, to avoid it getting too hot, or fading.

That looks really good. I am lucky to have a basement room with daylight and central heating.

Welcome to the brotherhood of ‘shed wargamers’!

You can’t beat it. A retreat and area of self indulgence to leave set up whatever you are currently playing.

I’ve been using a 16 x 12 for years .... one tip - insulate it. You will not regret it. I lined mine and insulated it, it’s terrific all year round, cool in summer and warm enough and dry enough in winter. I use a small oil filled radiator at coldest time of year.

The hut in the basement. I costed up how much it would have cost to plaster the basement walls and put a floor in. The hut came to half the price!

Avoid temptation and keep your table limited to 3'x5' to allow player room - if you intend to have guests.  Maybe go with a "murphy bed" type table that folds up against one wall when you need space for other things, though that loses the 'leave it setup' advantage.

If I could talk the wife into it - and find the funds - I'd covert our rectangular swimming pool into my personal hobby bunker.  Why, heck, if I surrender space in the garage she just might go for it!  She'd then shop for a lot more junk she will use once or nought and it will hang around until it goes off to be donated to charity or thrown away.  Okay, I'll keep the pool.  :o

The windows look great in the picture but will be a pain in person I suspect.  Depends on your personal goal, though.  Enjoy when it gets set up!

Lots of light can be nice during the day.  Might need blinds though.

I generally like my basement office.  I have designs on some main floor bedrooms but have been unable to establish and maintain a beach head in one so far.
